Beautiful 1,800 Acre (1,500 Tillable) rice, bean and corn farm.
Located in Northern Costa Rica, cut from lush tropical jungles with very high organic soil levels.

Located on the property are 3 farm homes for employees, 7,200 sq. ft. machine shop and 2,000' airplane runway.

Much of the farm has been tilled; 

All of the interior roads are in excellent condition;

All fields are large, spacious, and gently rolling.

Twin entrances from the main highway lead to the office with it's 100 ton electronic truck scale and loading facilities.

An open letter from the owner;

My name is Steve Polen, I was born and raised in the rich farmland of Central Illinois. I've been in Costa Rica since 1995 developing one of the most beautiful commercial farm operations in Costa Rica. It has involved a lot of time and hard work. I am 54 years old and would like to have more free time to spend with my family.

Therefore, I am interested in selling 50% of the farm to an individual or a company that will share the work load of this facility for approximately one half of the year. Considered also, if an individual or company wanted to buy the entire farm, there could be a possible 5 or 10 year phase out arrangement for that process.

A contract sale could be negotiated with the correct percentage of down payment for the purchase of 50% or 100% of the operation.

About the Farm;

This farm raises two full grain crops per year with one silage crop per year. At this time there is no livestock on the farm, but with literally a free silage crop, it would be an excellent beef feeding operation.

Time schedules for planting and harvesting are as follows;

The entire farm is planted approximately the 1^st. of May in rice with the harvest of rice commencing approximately the 1^st. of September.

Following this; we plant 50% of the farm in white corn. The other 50% could then be planted into corn silage and harvested in December and a 60 day variety of black beans replanted and harvested in February. 

With this you have two full grain crops per year with up to 750 acres of corn silage the same year. This is the standard rotation, other rotations could be implemented, depending on the market.

Other than the initial tillage program starting the farm, we have maintained a no till operation in 90% of the farm.

About farming in Costa Rica;

The government of Costa Rica has excellent price supports for any grain farmer. They cannot provide enough beans, rice or corn to feed the population of their country. They understand how important it is to maintain a healthy farm infrastructure in case of world food shortages or high prices.

Each year there is less land available for grain production.

Costa Rica is a large importer of rice, corn and beans from the United States, Canada and Argentina. It is almost certain that Costa Rica will continue as a net importer of basic grains.

At this time there are thousands of acres being converted to orange, teak reforestation, pineapple, papaya, lime and more valuable commodities all for export to the United States. Also, the forest service in Costa Rica, with the help of the United States and other foreign governments and satellite surveillance, have stopped the destruction of the Tropical Rain Forest. Therefore, each year there is less grain being produced with a need for more imported grains. This will most certainly assure the ongoing success of our grain operation.
